Dry Out Hazards Following a Flood or Water Incursion

Water damage in a structure can result in damaged equipment, personal belongings and structural damage.  A water incursion can even create an indoor environment that could be hazardous to building occupants and restoration workers. 

Depending on the water source, it may contain bacteria, viruses, mold, chemicals, and even protozoa.    Even water damage due to clean water, known as Category 1 Water, can result in mold growth in as short as 24 hours.

Category 2 Water, also known as Grey Water, typically contains a significant amount of biological or physical contaminants that can cause sickness when humans are exposed or if it is accidently consumed.  Examples include toilet water with no feces, sump pump failures, and water discharged from a dishwashers or washing machine. Category 2 Water, that is not promptly removed or has remained stagnant for 48–72 hours, may at times be reclassified as Category 3 Water.   

Category 3 Water, also known as Black Water, is grossly contaminated. It may contain harmful pathogens, microbes, and chemicals that could cause illness. Sources include sewage, seawater (like from Hurricane Sandy), rising water from rivers or streams, ground surface water or standing water.

Whenever water enters a building, no matter the source, it’s important to have it safely removed as quickly as possible.  During the drying process other contaminates already in the building may also cause a health hazard.  Buildings with materials that contain asbestos or lead based paints may become aerosolized during the drying process as portions of walls, ceilings and flooring may have to be partially removed or even demolished.

If not conducted properly, the drying process can result in airborne contaminants being spread throughout a property, even into areas not damaged by the water incursion.  These contaminants may include mold and bacteria, viruses and protozoa, lead and asbestos, and chemical contaminants.

Another concern when water is present is the risk of electrocution.  Drying equipment and fans need a source of electricity.  If the electricity is out of service, generators may be brought in which also carry the risk of carbon monoxide (CO) poisoning if not properly vented.

Oftentimes, we are asked to take air tests and surface samples to determine the presence, frequency and type of mold that might be present in residential, municipal and/or commercial locations.

The general public often tends to label mold as either black or toxic.  However there are many more types of molds – all with their own particular names and charcteristics.  We often run into a mold known as Cladosporium.

Cladosporium is a common mold found both indoors and outdoors.  There are numerous species of Cladosporium and many produce fungal colonies that appear as olive, brown or black in color.  In indoor environments, Cladosporium is often found on wet surfaces.  According to the Centers for Disease Control and Prevention (CDC), “The most common indoor molds are Cladosporium, Penicillium, Aspergillus, and Alternaria.” 

 Naturally occurring Cladosporium spores in the outdoor environment are present year round in many areas and are known to be a common source of allergens and may trigger asthma attacks.  They are also a concern for people suffering from respiratory diseases.

 Cladosporium has been recognized as a human pathogen, although infections are not very common.  The most common infections caused by Cladosporium are skin and toenail infections.  It can also cause sinus and lung infections and corneal ulcers.

 Cladosporium infections can occur in anyone, but infections are more typical in people with a weakened immune system.  People in this category should avoid working and living in an indoor environment that has high levels of Cladosporium or other types of mold.

 The CDC recommends the following prevention steps that can be taken to help reduce exposure for people with weakened immune systems or severe lung diseases.

  • Wear an N95 mask when near or in a dusty environment such as construction sites.
  • Avoid activities that involve close contact to soil or dust, such as yard work or gardening.
  • Use air quality improvement measures such as HEPA filters .
  • Take prophylactic antifungal medication if deemed necessary by your healthcare provider.
  • Clean skin injuries well with soap and water, especially if the injury has been exposed to soil or dust.

So, What Actually Happens to the Mold?

MMR mold stain remover, distributed exclusively at www.fastmoldremoval.com, is a powerful tool used in the remediation of mold and mildew.  As demonstrated in our videos it provides unprecedented results in quickly removing mold stains from most building materials – including OSB, plywood, hardiboard, framing materials, decking, concrete, cinder block, composite decking, etc.  As many have told us – the mold just seems to disappear.

But, we are often asked, “So, what actually happens to the mold?”

Knowing that MMR has been used successfully in hundreds of millions of square feet of mold remediation, we had a pretty good, commonsense idea of what was happening.  However, we thought it would be interesting to send MMR to a third party lab.  The idea was to test MMR against three molds commonly found in buildings following water events.  So, pieces of plywood and wall stud were exposed to the molds until a point that they had flourished.

Aerobiology Laboratory out of Denver handled the testing.  Photos were taken from both surface- and sub-surface levels.  Results showed that MMR is highly destructive to mold and its morphology.

As we suspected MMR caused some serious damage to all three types of mold.  Not only were the stains removed from the surface, but the root system (hyphae/mycelium) that grow below the wood’s surface was dramatically impacted.
